Lighthouse 2 — the second phase

A neighborhood under construction with 16 eight-story buildings next to the first phase. Sales have been under way since November 2023, and handover is planned by the developer for 2027.

Status as of 18.09.2026: under construction

This is not a working neighborhood but a construction site with sales under way. Part of the infrastructure is already open — in summer 2026 the NOMA coffee shop and the Sea Breeze Store started operating in Lighthouse 2 — but the courtyard with a pool, the SPA, the fitness center and the restaurants exist for now only in the developer's renderings.

How many buildings have already been handed over is not officially reported.

What the Sources Say

  • Buildings 1–8 and 10–16 are handed over in shell condition, while building 9 comes fully finished (presentation, August 2026, p. 74). This means sales are under way for all buildings, but not that all of them are complete.
  • Part of the complex is already working: in summer 2026 the NOMA coffee shop and the Sea Breeze Store opened here (seabreeze.az news item, August 6, 2026).
  • The developer's video of September 9, 2026 shows standing building shells with floor slabs and unfinished interiors inside the apartments (“from 70 to 335 m²” — captions in the video).

What remains unclear

  • How many buildings have already been handed over and how many are under construction is not officially reported.
  • Handover date: 2027 per the resort's website; 2026 per bina.az and korter.az; korter.az writes “one building is under construction, the next handover is in 2026.” The sources differ.
  • The promised courtyard with a private pool, the SPA, the fitness center and the restaurants can for now be seen only in the developer's renderings.

According to the presentation, nearby: a school, a kindergarten, a water park, an amusement park, a medical center, an art center.

    The start of Lighthouse 2 sales.

    Buildings 2 and 4 went on sale, without finishing.

  • January 31, 2025

    The “third building” went on sale, without finishing; a private pool and sunny terraces are promised.

Purchase terms — how they have changed

March 2026A down payment from 30%, an interest-free installment plan of up to 24 months, up to 36 months for 1+1 apartments and larger; studios — a down payment from 50%. The resort's sales department works daily from 10:00 to 18:00 (per bina.az). In the main Sea Breeze sales office stands a 21-meter model of the resort. We did not find a separate Lighthouse 2 office.
